Standard Leasing Terms for The 206 Collaborative

  • Lease Term: 12-month minimum lease required.
     
  • Security Deposit: Equal to one month’s rent, due at lease signing.
     
  • Screening Requirements: Full credit check, criminal background check, and rental history verification for all applicants.
     
  • Personal Guarantee: Required for all leases.
     
  • Insurance Requirement: Tenants must obtain and maintain general liability/renters insurance, naming 300 Real Estate Holdings, LLC as additional insured.  Insurance must also cover any/all personal contents of tenants on premises.  


  • A setup charge of $199.00 billed to tenants at lease signing.


  • Businesses must obtain proper licensure from the City of Hopewell.
     

Office Conduct & Use Guidelines

  • Quiet Work Environment: Noise must be kept to a minimum. Music, videos, or calls must be listened to with headphones.
     
  • Use Restrictions: Offices are to be used strictly for professional business purposes only that are permitted in the B-1 zoning district. No retail or high-traffic operations permitted.
     
  • Guest Policy: Limited to scheduled client appointments of no more than 2 people. No unauthorized guests or loitering allowed.
     
  • Smoking/Vaping/Drinking Alcohol: Strictly prohibited anywhere inside the building.
     
  • Alterations: No permanent alterations (painting, mounting, signage, etc.) without prior written approval.
     
  • Shared Space Courtesy: Tenants must clean up after themselves in common areas (kitchen, conference room, restrooms).
     
  • Office Hours: Standard access between 7:00 AM – 8:00 PM unless otherwise approved.
     
  • Parking: Designated tenant and client parking only. No overnight vehicle storage allowed.
